Garages are where things go to be forgotten. Old furniture, boxes from the last house move, bikes, tools, broken appliances, paint tins, garden equipment and car parts all end up piled to the roof until the car has not been inside for years.
We empty garages completely or partially, carry everything out, sort it for recycling and disposal, and sweep the floor. It is one of our most popular jobs, and one of the most satisfying for customers, who often cannot believe how much space they had.

What we find in garages
Most garages contain a mix of furniture, boxes, tools, bikes, garden equipment and scrap metal. We sort metal for recycling, send electricals for WEEE recycling and set reusable tools and equipment aside where possible.
Garages also tend to hold items that need special handling: part-used paint, oils, garden chemicals, car batteries and gas bottles. Let us know about these and we will advise on the right route.

Advice
Making the garage usable again
Most people clear a garage for a reason: to get the car back in, to convert it into a room, or to sell the house. If you are keeping some things, it helps to decide before we arrive what goes back in and where. We can move items you are keeping to one side, clear the rest and sweep the floor so that you can reorganise with a clean slate.
Metal shelving, old bikes and tools are often recyclable, and some tools and equipment are good enough to be reused, so very little from a typical garage needs to go to landfill.

Older garages and asbestos
Many garages built before 2000 have corrugated cement roof sheets or panels that may contain asbestos. It is safe if left undisturbed, but it must not be broken up. We clear the contents, not the structure, unless it has been confirmed as asbestos-free.

Downsizing and moving into care
When someone moves from a family home into a smaller property or a care home, only a fraction of their belongings go with them. We can clear the rest before or after the move, working around removal firms and family members. We are patient and friendly, and we will never rush an older customer into decisions they are not ready to make.
Good-quality furniture and household items can often be reused. Where possible we set these aside for reuse rather than sending them for disposal.

What affects the price
We quote every job individually, usually from photos. The main factors are:
The number of rooms and how full they are.
Furniture, electricals and sofas have different disposal costs.
Flats with stairs and long carries take longer than a bungalow with a drive.
Lofts, garages, sheds and gardens add to the volume.
We will always try to meet your deadline.
How to prepare
- Decide what is staying, going to family or being donated, and label it clearly.
- Remove valuables, jewellery, cash, keys and important documents.
- Check drawers, pockets, books and boxes for personal papers and photographs.
- Let us know if the property has been sold or let and when it needs to be empty.
- Tell us about access: stairs, lifts, parking and any building rules.
- Arrange keys with a neighbour, agent or solicitor if you cannot be there.

Where your waste goes
House clearance waste is sorted into reusable items, recyclable materials and general waste. Reusable furniture and household items are set aside where possible, recyclable materials go to the appropriate facilities, and the rest is taken to licensed waste transfer stations. Upholstered seating is kept separate for specialist disposal.
Whoever takes your waste, check they are a registered waste carrier. Householders have a legal duty of care, and if waste you paid someone to remove is fly-tipped it can be traced back to you. We are licensed and insured, take every load to authorised facilities, and are always happy to show our credentials.
Bit of a mix up with timings but once arrived the boys were quick, efficient and very thorough in their work. There was an awful lot of stuff in our garage that was not being used and we needed it clearing for selling our house.

How long does a house clearance take?
Most houses can be cleared in a day, depending on size and contents. Larger or very full properties may take two days. We will give you a realistic timescale when we quote.
Do I need to be there during the clearance?
No. Many clearances are done while the family is elsewhere. We can arrange access through a key holder, agent or solicitor and send you photos when we have finished.
Can you clear a property for probate?
Yes. We regularly work with families and executors, setting aside paperwork and personal items and clearing the property in time for sale or handover.
What happens to furniture that is still in good condition?
Where possible, reusable furniture and household items are set aside for reuse rather than disposed of.
Can you clear just part of a house?
Yes. We can clear a single room, the loft, the garage or everything except the items you are keeping.
