Clearing a house or flat is rarely just about rubbish. It usually happens at a turning point: a parent moving into care, a bereavement, a downsize, a property sale or the end of a tenancy. There can be decades of belongings to go through, deadlines to meet and emotions to manage. Our job is to make the practical side as easy as possible.

We clear whole properties or just the parts you need: a single room, the loft, the garage or everything except the items going to the new home. We work at your pace, set aside anything that needs to be kept or checked, and handle belongings respectfully. Families often tell us that the hardest part was picking up the phone, and that the clearance itself was far easier than they expected.

Every clearance is quoted clearly up front, usually from photos or a short visit. On the day we do all of the carrying, dismantling and loading, sweep the property and leave it ready for cleaners, estate agents or new occupants.

The detail

Probate and bereavement clearances

Clearing the home of someone who has died is one of the hardest jobs a family faces. We work with families and executors to do it sensitively. Before we start, we agree what should be kept, donated or checked, and we keep an eye out for paperwork, photographs and personal items as we go, setting them aside rather than loading them.

If the property is being sold, we can work around estate agents and solicitors, and clear it in time for viewings or completion. If you are dealing with the estate from a distance, we can arrange access with a key holder and send photos of the finished property.

Downsizing and moving into care

When someone moves from a family home into a smaller property or a care home, only a fraction of their belongings go with them. We can clear the rest before or after the move, working around removal firms and family members. We are patient and friendly, and we will never rush an older customer into decisions they are not ready to make.

Good-quality furniture and household items can often be reused. Where possible we set these aside for reuse rather than sending them for disposal.

Flat clearances: stairs, lifts and managing agents

Flats bring their own challenges: narrow staircases, small lifts, communal areas and building rules. We plan the carry-out in advance, dismantle wardrobes and beds where needed, and protect lift interiors and communal walls where the building requires it.

If the building has a managing agent or concierge, we are happy to liaise with them on working hours, parking and access, and we keep corridors clear and tidy throughout.

What happens to everything we remove

Items are sorted as we load. Reusable furniture and household goods are set aside where possible, metal, electricals, textiles, cardboard and timber are recycled, and the remainder goes to licensed waste facilities. Sofas and armchairs are handled separately under the rules for upholstered seating.

We never fly-tip, and we can provide a record of the clearance for executors, landlords or agents who need one.

How to prepare

  • Decide what is staying, going to family or being donated, and label it clearly.
  • Remove valuables, jewellery, cash, keys and important documents.
  • Check drawers, pockets, books and boxes for personal papers and photographs.
  • Let us know if the property has been sold or let and when it needs to be empty.
  • Tell us about access: stairs, lifts, parking and any building rules.
  • Arrange keys with a neighbour, agent or solicitor if you cannot be there.

Responsible disposal

Where your waste goes

House clearance waste is sorted into reusable items, recyclable materials and general waste. Reusable furniture and household items are set aside where possible, recyclable materials go to the appropriate facilities, and the rest is taken to licensed waste transfer stations. Upholstered seating is kept separate for specialist disposal.

Whoever takes your waste, check they are a registered waste carrier. Householders have a legal duty of care, and if waste you paid someone to remove is fly-tipped it can be traced back to you. We are licensed and insured, take every load to authorised facilities, and are always happy to show our credentials.

How long does a house clearance take?

Most houses can be cleared in a day, depending on size and contents. Larger or very full properties may take two days. We will give you a realistic timescale when we quote.

Do I need to be there during the clearance?

No. Many clearances are done while the family is elsewhere. We can arrange access through a key holder, agent or solicitor and send you photos when we have finished.

Can you clear a property for probate?
