A strip-out, sometimes called a soft strip, is the removal of everything non-structural from a space so that it can be refitted, re-let or handed back to a landlord. That can mean shop fittings and shelving, office partitions and suspended ceilings, carpets and floor tiles, kitchens and bathrooms, or simply everything that has accumulated in a warehouse over years of trading.

End-of-lease strip-outs and dilapidations
Commercial leases often require the tenant to remove their fit-out and return the premises to the condition set out in the lease when they leave. If that is not done, the landlord can make a dilapidations claim. A well-planned strip-out before handover can save a lot of money and dispute.

What a soft strip includes
A typical soft strip includes shelving, racking, counters and display fittings; stud partitions and suspended ceiling tiles; carpet, carpet tiles, vinyl and underlay; kitchens, toilets and basins; signage; and general waste and old stock. Structural elements, services and anything involving asbestos are outside the scope of a soft strip and need the appropriate specialists.
Before we start, we agree exactly what is being removed and what is staying, and we make sure utilities have been isolated where necessary.
Keeping waste out of landfill
Strip-out waste is often very recyclable. Metal shelving and racking, timber, cardboard, plasterboard and carpet tiles can all be separated and recycled. We sort as we go and provide a waste transfer note for your records.

Plasterboard and mixed waste have different disposal costs.

How to prepare
- Confirm what the lease or landlord requires on handover.

- Check whether an asbestos survey exists for the building.

Responsible disposal
Where your waste goes
Strip-out waste is separated into metal, timber, plasterboard, cardboard, carpet and general waste, then taken to licensed facilities for recycling or disposal. A waste transfer note is provided for every commercial job.
Whoever takes your waste, check they are a registered waste carrier. Householders have a legal duty of care, and if waste you paid someone to remove is fly-tipped it can be traced back to you. We are licensed and insured, take every load to authorised facilities, and are always happy to show our credentials.
